City Development (CDL) was awarded the tender for the development of Irwell Hill Residences by the Urban Redevelopment Authority (URA). The developer emerged the winner out of the other 6 bidders. CDL submitted the highest bid of about $583.89 million translating to $1,515.10 per square foot per plot ratio (psf ppr).
A bid from the Far East Organization, Sekisui House and Sino Group came second. The consortium submitted the second-highest bid at $560.1 million which translates to $1,453.37 psf ppr. Another developer, Frasers Property Jade also participated in the tender submitting a bid of $527.98 million translating to $1,370.01 psf ppr. Winvale Investment submitted the lowest bid at $409.89 million translating to $1,063.60 psf ppr.
Irwell Hill Residences has a site area of 12, 786.5 m2 and a maximum allowable Gross Floor Area (GFA) of 35,803 m2. The site has a building height restriction of 36 storeys and is expected to yield approximately 445 residential units.
The site is situated in a strategic location at the junction of Irwell Bank Road and River Valley Road. This will allow future residents to enjoy quick access to a plethora of amenities and facilities. It sits near the Great World City shopping mall, the upcoming Great World MRT Station on the Thomson-East Line and also close to the Orchard Road shopping belt.
